Terms and Conditions

These Terms and Conditions apply to cabin bookings, event registration, guest coordination, vendor coordination, and related communications with Epiphany Ranch.

Bookings and Payments

• Cabin bookings are confirmed only after payment is completed and accepted.
• Guests are responsible for providing accurate names, contact information, dates, and guest counts.
• Epiphany Ranch may refuse, cancel, or reschedule a booking when necessary for safety, maintenance, weather, or ranch operations.
• Gate codes, cabin access details, and private property instructions are shared only after booking is confirmed.

Check-In and Checkout

• Check-in is 4:00 PM unless Epiphany Ranch approves a different time.
• Checkout is 11:00 AM unless Epiphany Ranch approves a different time.
• Guests must follow arrival, parking, access, and checkout instructions provided by Epiphany Ranch.

Cancellation and Refund Policy

• Full refund if cancelled 14 or more days before check-in.
• 50% refund if cancelled 7-13 days before check-in.
• No refund if cancelled less than 7 days before check-in, except at Epiphany Ranch discretion.
• No refunds for no-shows, early departures, weather, travel delays, or failure to follow ranch rules.
• Epiphany Ranch may cancel or reschedule a stay if severe weather, maintenance, safety, or ranch operations make the cabin unavailable. In that case, the guest receives either a full refund or an approved reschedule.
• Payment processing fees may be non-refundable if Stripe does not return them.

Guest Rules

• No alcohol, drugs, vape, tobacco, or pornography on the property.
• No profanity, vulgar, or offensive language or clothing.
• No pets inside cabins without permission.
• No smoking in the cabins or anywhere on the property.
• Quiet hours are 10:00 PM to 6:00 AM.
• Guests must supervise minors at all times.
• Ranch speed limit is 15 mph or less.
• Use of ATVs, boats, fires, and fireworks requires explicit approval.
• Guests must honor septic rules and leave cabins clean at checkout.

Property, Safety, and Damages

• Guests are responsible for damage caused by themselves, their group, or invitees.
• Epiphany Ranch may charge for excessive cleaning, missing items, property damage, or rule violations.
• Guests must stay out of restricted areas and follow all ranch safety instructions.
• Outdoor conditions may include uneven ground, wildlife, insects, weather changes, water features, and ranch equipment.

SMS/MMS Messaging Terms

By checking the SMS/MMS consent box on an Epiphany Ranch booking, event, lodging, vendor, contractor, or visit registration form, you agree to receive text messages from Epiphany Ranch at the mobile number you provide. Messages may include cabin reservation details, arrival instructions, schedule changes, weather updates, ranch access instructions, event details, vendor logistics, and replies to direct inquiries.

• Message and data rates may apply.
• Reply STOP to opt out.
• Reply HELP for help.
• Consent to receive text messages is not a condition of purchase.

Mobile phone numbers and SMS opt-in consent are handled according to the Epiphany Ranch Privacy Policy and are not sold, rented, or shared with third parties or affiliates for marketing or promotional purposes.

Website and Service Providers

Epiphany Ranch may use third-party service providers for website hosting, booking tools, payment processing, email, text messaging, and operational support. Payment processing is provided by Stripe.

Changes to These Terms

Epiphany Ranch may update these Terms and Conditions as operations, booking policies, or communication needs change. The updated date above shows when these terms were last revised.
