Cancellation and refunds

  • Full refund if cancelled 14 or more days before check-in.
  • 50% refund if cancelled 7-13 days before check-in.
  • No refund if cancelled less than 7 days before check-in.
  • No refunds for no-shows, early departures, weather, travel delays, or failure to follow ranch rules.
  • Epiphany Ranch may cancel or reschedule a stay if severe weather, maintenance, safety, or ranch operations make the cabin unavailable. In that case, the guest receives either a full refund or an approved reschedule.
  • Payment processing fees may be non-refundable if Stripe does not return them.

Ranch guidelines

  • No alcohol, drugs, vape, tobacco, or pornography on the property.
  • No profanity, vulgar, or offensive language or clothing.
  • No pets inside cabins without permission.
  • No smoking in the cabins or anywhere on the property.
  • Quiet hours are 10:00 PM to 6:00 AM.
  • Guests must supervise minors at all times.
  • Ranch speed limit is 15 mph or less.
  • Use of ATVs, boats, fires, and fireworks requires explicit approval.
  • Guests must honor septic rules and leave cabins clean at checkout.
  • Check-in is 4:00 PM and checkout is 11:00 AM.
